Construction took off on the District's west side in the early 2000s and continued through roughly 2015, with multiple production builders including D.R. Horton and Pulte building under the master plan. The neighborhood is anchored by Woodland Springs Elementary (Keller ISD), Timberland Boulevard, the Timberland Crossing retail node, and the Caprock Trail amenity center. The architecture is typical early-2000s production traditional: brick veneer, two-story production homes, some Texas-Tuscan and neo-eclectic. The typical home today is approximately 20 years old, and the oldest sections are now in the window where the first installation-era issues start appearing.

The complication is the soil profile and the construction pace. Woodland Springs sits on the Crosstell-Gasil-Callisburg association — sandy loam over clay subsoil, the West Cross Timbers belt. The sandy loam settles over years, the clay subsoil heaves seasonally, and the combination produces installation-related problems on laterals where the original backfill bedding was imperfect: pipe bellies (low spots), separated couplings, and yard-line breaks where heavy clay subsoil heaved against a 4-inch PVC line. Because the neighborhood was built quickly during the early-2000s North Tarrant growth wave, bedding quality varies meaningfully between builders and across lots. The 20-year mark of original ownership is when these issues become visible on camera.
The second issue is the conventional one: hard-water scale plus grease compounding inside kitchen drains. Fort Worth water tests at approximately 14 grains per gallon (~240 mg/L as CaCO3, USGS "very hard"). Even 15 to 20 years of daily cooking is enough to noticeably narrow a 1.5-inch kitchen drain.
